Stamp Duty Update: What You Need to Know Before the Rules Change – Expert Advice from Mish Liyanage

Acting fast and making smart decisions are more crucial than ever when buying your dream home or selling a property, according to leading property expert Mishantha Liyanage, CEO of The Mistoria Group.

And with important changes to Stamp Duty set to take effect from April 1, timing could make all the difference.

From that date, the Stamp Duty zero-rate threshold for standard residential purchases will drop from £250,000 to £125,000. Properties priced above £125,000 will be taxed at 2%, with higher rates applied in tiers for more expensive properties.

Secure a mortgage agreement in principle, have your deposit funds readily available, and gather all relevant financial documents. Being prepared will make you more attractive to sellers and help avoid unnecessary delays.

3. Be ready to act
When the right property comes along, move quickly. Have your paperwork ready, respond swiftly to queries, and avoid drawn-out negotiations where possible.

4. Schedule surveys and valuations promptly
These are common bottlenecks in property purchases. Booking them early can help identify potential issues before they derail your timeline.

5. Look for chain-free properties
Buying from sellers who aren’t tied to a property chain—such as those offering vacant or new-build homes—can significantly reduce completion times.

1. Set a realistic asking price
Pricing your home correctly can attract more attention and lead to quicker offers. Overpricing may turn buyers away, while under pricing could cost you. Do your research or consult a trusted estate agent.

2. Make your home market-ready
Presentation matters. Clean, declutter, and take care of any minor repairs. High-quality images and a compelling listing can also boost buyer interest.

3. Get your legal documents in order
Work with your solicitor early to gather essential documents like title deeds, warranties, and planning permissions. Having these ready helps prevent legal delays once you accept an offer.

4. Be flexible with viewings
Offering viewings during evenings or weekends can make your home more accessible to prospective buyers—and increase the likelihood of a quick sale.

5. Consider cash buyers or quick-sale firms
If you’re under pressure to sell before the deadline, a cash buyer or quick-sale company may help you bypass lengthy mortgage processes and close the deal faster.
